Move Out Cleaning Checklist Auckland: What Property Managers Look For

Moving out is already busy enough. This Auckland move out cleaning checklist gives tenants, landlords and property managers a practical room-by-room guide before final inspection.

Published 20 July 2026 · Auckland, New Zealand

Before you start your move out clean

Start with the areas that property managers notice first: kitchen surfaces, bathroom fixtures, floors, skirting boards, cupboards, switches, doors and window tracks. A property can look tidy at first glance but still lose marks during final inspection if small details are missed.

If you have a property manager checklist, use it as the main guide. If not, work room by room and clean from high to low, finishing with floors after dust and debris have settled.

Tip: Take dated photos after cleaning. If a handover question comes up later, clean-condition photos can help show the property was left ready for inspection.

Kitchen move out cleaning checklist

The kitchen usually needs the most detail because grease, crumbs and water marks build up in hidden places. For a bond-ready kitchen clean, check:

  • Benchtops, splashbacks and visible wall marks
  • Sink, taps, drain area and water spots
  • Outside of cupboards, drawers and handles
  • Inside cupboards and drawers if they are empty
  • Cooktop, rangehood exterior and filter area where accessible
  • Skirting boards, switches, doors and light marks
  • Floor edges, corners and under movable items

Inside oven cleaning is often treated as a separate add-on because it can take longer depending on condition. If your oven has heavy build-up, book it separately instead of hoping a quick wipe will pass inspection.

Bathroom checklist for final inspection

Bathrooms are where property managers commonly check detail. Look closely at soap residue, limescale, hair, dust and marks around fixtures. Clean these areas carefully:

  • Shower glass, tiles, grout lines and shower tracks
  • Vanity, basin, taps and mirror
  • Toilet, seat, base and surrounding floor
  • Extractor fan cover where reachable
  • Cabinets, drawers, shelves and handles
  • Towel rails, switches, doors and skirting boards
  • Bathroom floor corners and behind the door

Bedrooms, lounge and living areas

Living areas can look clean quickly, but the missed details are usually around edges. Before handover, check wardrobes, tracks, windowsills, power points, door frames and skirting boards.

  1. Dust high surfaces, then work down to window sills and fixtures.
  2. Wipe switches, door handles, cupboard handles and marks around touch points.
  3. Clean wardrobe shelves and tracks after belongings are removed.
  4. Vacuum or mop floors last, including edges and corners.

Common extras: oven, carpet and windows

Some cleaning tasks are best priced separately because property size and condition vary. At Moveoutcleaning, the base quote includes one lounge, one kitchen, one bathroom and hallway. Oven, carpet and windows are quoted separately so you only pay for what your place actually needs.

If carpets have stains, odour or pet use, ask for carpet cleaning before final inspection. If windows are heavily marked, include interior windows in the quote so the scope is clear upfront.
